Banking timeline delay
Account onboarding and related tasks are postponed.
Property transaction friction
Contract and notary dependencies cannot progress on schedule.
Administrative rework
Wrong sequencing creates avoidable loops and extra submission cycles.
In most property, banking, and formal authority workflows in Greece, AFM is a prerequisite.
You can start qualification first, but execution quality depends on document readiness.
Most delays come from missing prerequisites and incorrect step order, not from one specific authority action.

The Αριθμός Φορολογικού Μητρώου (AFM) is your tax registration number with AADE. It is not only for filing taxes — it is the identifier almost every Greek authority and institution requires before they will act. Without it, most formal transactions cannot legally proceed, regardless of how complete your other paperwork is.
Opening a bank account, signing a property contract before a notary, registering with ΕΦΚΑ, accepting a pension, or completing an inheritance transfer all check for a valid AFM first. Because so many steps depend on it, an AFM gap rarely stays isolated — it stalls every downstream action that was waiting on it, often after you have already committed to a timeline.
For non-residents and people abroad, the difficulty is procedural, not just linguistic. Eligibility, the correct AADE pathway, document acceptance, and whether physical presence or a power of attorney is needed all vary by case. Getting the sequence and the documents right the first time is what determines whether registration is clean or loops back for resubmission.
An AFM is required across very different circumstances. These are the most common ones we register for — each reaches the same AADE qualification entry, but the supporting documents and pathway differ.
Greek notaries cannot complete a purchase, sale, or transfer deed without each party's AFM on record. The number must exist and be valid before contract signing, not arranged afterward — making it the first step in any real estate transaction.
Anyone working in Greece or registering as self-employed needs an AFM to be paid, to register with ΕΦΚΑ, and to file. Relocating residents typically need it early to settle housing, utilities, and registration with the Δήμος.
Receiving a Greek pension or social benefit and opening or maintaining a Greek bank account both require an AFM. Banks verify it during onboarding; without one, account opening and most financial onboarding stop before they begin.
Heirs of Greek estates — including diaspora members living abroad — need an AFM to accept an inheritance and complete transfers. Non-residents often register remotely or through a power of attorney rather than appearing in person.
Ellytic prepares, validates, sequences, and submits AFM registrations on documented authority paths. We are deliberate about the line between administrative execution and professional advice, and we tell you when a case needs a notary or lawyer.
When documents are confirmed ready, prepared bundle cases complete within three business days; supporting certified translations turn around in one business day. Output is formatted for AADE and downstream authorities so banks, notaries, and the Δήμος accept it without rework. Ellytic operates as a registered German company (ELLYTIC Technologies UG haftungsbeschränkt) on documented submission paths, with each step recorded and traceable.
